From private equity into real estate investment

Abénex has worked on a large number of real estate projects in partnership with its private equity portfolio companies, including the sale and leaseback of operating buildings, land sale and purchases, development of points of sale, head office construction and property development.

We have gained this experience in a wide range of industries, including retail, healthcare (hospitals and long term care homes), services and manufacturing.

In order to utilise our knowledge and expertise, we launched our dedicated real estate acquisition and transaction structuring business in 2014.

Abénex completed its first real estate transaction, the sale and leaseback of 14 Grand Frais stores, during the course of that year.

With the support of both existing and new institutional investors, Abénex carried out a second, larger transaction in 2016 involving the sale and leaseback of 38 further stores, mainly under the Grand Frais brand.

Three years on, Abénex now manages over 100,000m² of real estate valued at €200 million through three OPPCIs (real estate funds for qualified investors).

From opportunistic to core real estate

Abénex intends to continue developing its real estate business primarily in France and will invest in a range of assets, including offices, retail, logistics platforms, hotels and managed properties (such as residential care centres, student accommodation and long-term care homes).

Our target investment size is between €20 million and €150 million.

Abénex provides investors with real estate investment opportunities that are best suited to their investment criteria in accordance with the three key considerations of risk, reward and liquidity. Drawing on the experience of our team and their range of complementary skills, Abénex is equally equipped to carry out core/core+ investments and opportunistic/value-add transactions.

Abénex has the flexibility to invest in individual buildings, asset portfolios and land corporations as well as sale and leaseback transactions for operating real estate.

Real estate investments across the value chain

Abénex has been meticulous in building its knowledge of the entire value chain. As a result, we have quickly become an established player in the real estate sector, providing investment management, asset management and property management services. Abénex is a General Partner, having been authorised by the French Financial Markets Authority to manage OPPCIs since 2015.
