Abenex accelerates its value-add real estate strategy with the acquisition of a residential asset in Paris 14th arrondissement

Abenex, through a dedicated investment vehicle established as part of a joint venture with a UK-based investment fund, announces the acquisition of a residential complex located on rue Campagne Première, in the 14th arrondissement of Paris, close to boulevard du Montparnasse and the 6th arrondissement. This transaction is Abenex’s third real estate acquisition in 2025.

Comprising 14 loft-style and artist studio apartments across three buildings and totaling 1,200 sqm, the complex had been owned by a family since its construction.

The property will undergo renovations targeting both private and communal areas, with a strong focus on improving energy performance. This new operation is perfectly aligned with Abenex’s value-add real estate strategy: acquiring high-quality assets, in sought-after neighborhoods, with compelling optimisation and value creation potential through environmental performance upgrades and refurbishment.

 

Sustained investment momentum

Abenex continues to strengthen its position in the high-potential urban residential segment. Its value-add portfolio now includes thirteen assets under repositioning in Paris and the inner suburbs, representing over €200 million assets under management.

In addition, Abenex announces the full exit and liquidity of two other residential projects from its Paris-based portfolio:

  • A building located rue de la Croix-Nivert in the 15th arrondissement of Paris. Acquired in April 2022 by the Fund Abenex Value I, this Haussmannian, mixed-use building (residential and commercial) of over 1,100 sqm, including a 200 sqm garden, has been sold to a private investor. During its holding period, Abenex secured and cleared a building permit allowing, among others, the creation of additional floors spamming the surface of the entire building.
  • Full sale of 100% of the flats located at 21A rue du Cherche-Midi, Paris 6th. Acquired in early 2020 by the Fund Abenex Value I, this 1930s building, previously used as a hostel with 54 rooms, was remodeled—through an extensive restructuring—into eight high-end family apartments, all of which have now been sold.
